A dated condition record of your home before the lot beside it starts excavating.

The same six steps whether you are pouring a slab next week or settling on a resale.
Stage or service, the lot or street, and any date the builder or the contract has set. A few lines is plenty.
You see the price before anything is booked, with nothing added on the day.
We fit the visit to when the site is actually ready, and move it if the builder slips.
Your inspector works through the house against the plans, the engineering and the standard, photographing as they go.
Numbered findings, each with a photo, a location and the clause it relates to, usually by the next day.
Ring us about any item, or when the builder pushes back on one. A reinspection can be booked once the fixes are done.

Kosie did our final inspection and was awesome. He explained to me things in detail and also tips on negotiating with the builder.
Very thorough inspection. Very approachable person :)
Peter did a detailed inspection report. It was sent to me the same day of inspection that’s why my SS was able to check it right away and reviewed the things that need rectification.
As always, Peter has been very thorough and able to provide reports always as quickly as you can expect. Thanks
We inspect every estate in Clyde North 3978 and the surrounding suburbs of Clyde, Berwick, Cranbourne East, Cranbourne North, Narre Warren South and Officer. Our local inspectors are on site in Clyde North most weeks, so travel never adds to the price.

Why the position of a termite collar on a conduit matters, and why it can only be checked before the concrete goes in.

Roof speed bracing only works when it is straight and tight. What we found at a Clyde North frame inspection and why it matters in wind.

Why brick veneer homes need flashings at every window, and why lock-up is the last time to check them.

Use the instant quote online or ask on the phone. The figure depends on the service, the floor area, whether the house is one or two storeys and, for stage work, how many stages you book together. You see the price before you commit.
Construction stage inspections and the pre-handover inspection, by a long way. Most of the suburb has been built in the last fifteen years and a great deal is still going up, so the bulk of our visits happen before an occupancy permit is issued.
They do different jobs. The building surveyor's mandatory inspections check the work for the building permit. We inspect for you, against the contract, the engineering, the NCC and the Guide to Standards and Tolerances 2015, and we record workmanship items a surveyor is not there to chase.
You need the builder's agreement for site access, and most contracts allow an owner's inspector at reasonable notice. We give the builder the date and stay within their site safety rules.
Usually the next day, often the same evening. Every item comes with a photo, the location in the house and the clause or drawing it departs from.

Yes, and a large share of our Clyde North work is two storey. The upper floor frame, balcony waterproofing and roof are where the extra time goes, and the drone covers roof areas that cannot be walked safely.
The National Construction Code, the relevant Australian Standards such as AS 2870 for slabs, AS 1684 for timber framing and AS 3740 for wet areas, the Guide to Standards and Tolerances 2015, and your own contract documents.
Put it to the builder in writing with the report attached. If that fails, the Building and Plumbing Commission's dispute resolution service (formerly DBDRV) is the next step before VCAT. We can talk you through how to frame the item.
Yes. A pre-purchase inspection covers an established home you are buying, and a defect investigation looks into one specific problem such as cracking or a leak in a house you already own.
We work right across the City of Casey and beyond, including Clyde, Berwick, Cranbourne East, Cranbourne North and Narre Warren South.
The architectural plans, the engineering (slab, frame and tie-down), and the contract specification if you have it. The more of it we have, the more each item can be checked rather than estimated.
Pass it to your site supervisor and ask for a written response to each item. If you want certainty that the fixes were done, book a reinspection before the next payment falls due.
