The Clyde North build stages we inspect

Most of what we inspect in Clyde North is a house in the middle of being built, and the stages below are where the problems we photograph actually happen. Steel that sits on the ground, bracing cut for a duct, a door threshold without a water stop: each is quick to fix on the day and expensive once it is covered.

FAQ

New Construction Stage Inspections in Clyde North: common questions

Which stages should a Clyde North owner book first?

If you only book a few, take the slab pre-pour, the frame and the pre-handover. Those three catch the structural items and the finished-house list. Lock-up and waterproofing are the next most valuable on a two storey home with balconies.

Do I need the builder's permission?

You need access, which most domestic building contracts allow on reasonable notice. We confirm the date with the site supervisor and follow the site's safety rules.

How do your stage visits differ from the surveyor's mandatory inspections?

The surveyor's mandatory inspections serve the building permit. Ours serve you: we check workmanship and contract items as well as compliance, and we write every finding down with a photo.

What does a stage inspection not cover?

It is visual and non-destructive. We do not test or certify electrical, gas or plumbing work, commission appliances, carry out soil or concrete testing, or sign off structural adequacy, which stays with the engineer and the building surveyor.

What happens to items the builder has not fixed?

They go onto the next stage's list. At each visit we mark earlier items as fixed, part fixed or still open, so the record follows the house through to handover.

How do I pay for multiple stages?

Request a quote for the stages you want and you get one price for the set. Booking several together usually costs less per visit than booking one at a time.

How long is each visit?

From under an hour at the pier holes to three hours or more at handover on a double storey. The time on site for each stage is shown on its own page.
