Building defects we find in Clyde North VIC
Across our Clyde North stage and handover inspections a handful of themes repeat. Structural items at frame and lock-up: bracing that is slack or cut, studs removed around meter boxes, connections that do not match the engineering. Weather details: window flashings left out, sarking missing, roof junctions open. Wet areas: water stops that stop short at doors and baths. And at handover, the roof, which is where cracked tiles and unfinished capping hide from owners standing on the driveway.
Bracing problems appear at both frame and lock-up, often after another trade has worked on the frame.
Missing window flashings and sarking are typical lock-up items.
Door thresholds and bath edges are the most frequent wet area faults.
Roof tiles, capping and vent flashings lead the pre-handover list.
Items left open at one stage often reappear at the next, which is why each visit rechecks the last.
