Windows, latches and weatherproofing in a Victorian rental
Two standards meet at the window: it must latch, and the house must be weatherproof. What fails most often.
In short: Windows feature in two of the rental standards. Opening windows must latch, and the building must keep the weather out, including around the frames.
Latches
Every external window that opens must be able to be secured with a latch. We try each latch by hand. Stiff or broken latches are a quick fix that keeps a listing on track.
Weatherproofing at the frame
Gaps between window frames and brickwork let wind driven rain into the wall cavity. On a May 2026 inspection in Dandenong North the gaps were wide enough to allow moisture in, which falls under structural soundness and weatherproofing.
Doors and movement
Doors that stick in their frames can point to settlement. In February 2026 a Narre Warren South door was hard to open and close. It is noted where it bears on locks or weatherproofing.
Electrical items alongside
Loose power outlets are recorded for a licensed electrician. Electrical safety is a standard, and the electrician is the one who certifies it.
